Construction Manager Responsibilities

  • Planning and Scheduling: Plans, schedules, and coordinates construction project activities to meet deadlines.
  • Budget and Progress Reporting: Prepares and submits budget estimates, progress reports, or cost tracking reports.
  • Coordination: Confers with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters such as work procedures, complaints, or construction problems.
  • Compliance Monitoring: Inspects or reviews projects to monitor compliance with environmental regulations.
  • Project Management: Plans, organizes, or directs activities concerned with the construction or maintenance of structures, facilities, or systems.
  • Method Analysis: Studies job specifications to determine appropriate construction methods.
  • Problem Investigation: Investigates damage, accidents, or delays at construction sites to ensure that proper construction procedures are followed.
  • Contract Management: Prepares contracts or negotiates revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors.
  • Quality and Environmental Programs: Develops or implements quality control programs and environmental protection programs.
  • Adaptation and Response: Implements new or modified plans in response to delays, bad weather, or construction site emergencies.
  • Plan Interpretation: Interprets and explains plans and contract terms to representatives of the owner or developer, including administrative staff, workers, or clients.
  • Permits and Licenses: Applies for and obtains all necessary permits or licenses.
  • Cost-Effectiveness Analysis: Evaluates construction methods and determines the cost-effectiveness of plans, using computer models.
  • Labour Management: Determines labour requirements for dispatching workers to construction sites.
  • Materials Management: Ensures requisition of supplies or materials to complete construction projects.
